The real numbers are below. Anything that depends on your walls (an old-house lighting install, a lock retrofit) is quoted at the walkthrough, before any work begins, and the quote is yours to keep.
The $250 deposit is credited in full to your build and refundable until work begins.
The three steps, priced
The same three steps as everywhere else on this site, because that is the whole process. Everything is yours in the contract: your hardware, your accounts, your data.
The walkthrough, the LiDAR scan, the three-dimensional maps of rooms and systems, the library of every part and piece, and the working diagram of what connects to what. Useful before anything else happens: every contractor who ever visits works faster because it exists.
included in every build
The base covers the software and everything that connects easily, with no electrician required. Advanced systems are priced per integration on the menu below, scaled by complexity. Upgrades and brand-new installs are quoted to your house after the walkthrough. Runs on a small always-on computer at the property.

The automation plan: setting the property up so its processes and workflows can run themselves. On our side it's mostly software and tooling, so it's the least expensive step. What it needs from yours:
