Many Tiburon and Belvedere properties already have excellent equipment: lighting and shades, gates, cameras, climate by zone, pools, solar and battery, guest houses, and dock systems. The frustration begins when everyday changes still require the original dealer.
Headland builds an owned layer across the systems that can be integrated, preserving good hardware while returning visibility and day-to-day control to the property owner.
A property, not a collection of apps
Large homes accumulate systems one project at a time. The gate arrived with one app. The pool has another. Lighting and shades live behind a dealer. Solar has a power-flow diagram, cameras have a clip library, and the guest house has its own version of everything.
Headland creates the shared view: what is on, open, moving, drawing power, using water, or asking for attention. Controls remain limited to functions that are supported and safe. Life-safety systems stay isolated or read-only.
Existing dealer systems
An owned console is usually added above the existing equipment rather than replacing it. Lutron lighting, supported cameras, pool controls, solar and battery systems, gates, sensors, and other accessible equipment can continue doing their jobs while sharing one interface.
Some proprietary programming cannot be separated from the original platform. Headland confirms that boundary before work begins. If the cleanest path is a takeover by another certified dealer, that is the recommendation. If the equipment exposes a documented interface, a bridge may return useful control without a rip-out.
Waterfront details belong on the main screen
Dock lighting, shore-power draw, gates, exterior cameras, bilge or high-water alerts, and weather-exposed equipment should not disappear into an app nobody checks.
Inside the house, water deserves the same priority. A slow leak under stone or hardwood can become a major repair before anyone sees it. Whole-property flow, point leak sensors, pressure, and approved shutoff can share one view and one event history.
If Headland disappeared
The console runs on hardware at the property. Accounts and credentials belong to the client. The device library, system diagrams, and configuration are handed over. Core operation does not depend on a Headland subscription.
Another capable engineer can understand and continue the system. That continuity is part of the build, not an assurance added after the sale.
Scope and pricing
Documentation starts at $750 and is credited toward a build. Owned console builds start at $2,500. A large estate with a gate, guest buildings, dock, and existing dealer platform requires a property-specific scope; that price is delivered before work begins. Optional care starts at $99 a month.
