One system for a house built into the hill.

Mill Valley properties rarely behave like catalog installations. The walls may be finished redwood, the electrical system may span generations, the pump may sit above the house, and half the property may be invisible to the router. Headland documents and connects those systems without pretending the site is simple.

The property comes before the product

A hillside home is a set of dependencies. Water may rely on a well, tank, booster pump, treatment equipment, and power. Irrigation may climb several elevations. Solar and batteries matter most when the grid is down. Cameras and controls are only useful where the network reaches.

Headland begins by mapping those relationships. The result is a device library and set of working diagrams for water, power, data, controls, and critical equipment. Integration begins after the property is understood.

Work with the building, not against it

Many Mill Valley homes offer no clean route for new control wire. Finished wood, plaster, post-and-beam construction, and stepped foundations make unnecessary wall work expensive and destructive.

The design is therefore wired where the path already exists, wireless where it is dependable, and local throughout. Existing lighting, climate, solar, water, cameras, and pool equipment stay in place when they expose a reliable interface. Equipment that cannot be supported is identified clearly rather than hidden behind another app.

Line-voltage work belongs to a licensed electrician. Plumbing belongs to a plumber. Headland designs the system, coordinates the information, and integrates the finished work.

Water and irrigation on a slope

The useful questions are operational: Is the tank filling? Is the pump cycling normally? Is water moving while the property is empty? Did irrigation run, and at what flow? Is pressure falling before anyone notices it at a faucet?

Tank level, flow, pressure, pump state, leak sensing, and irrigation zones can share one history instead of living in separate boxes. Approved valves can be controlled remotely after the measurements are trustworthy. Fire-water paths remain separate and protected.

Power during an outage

Solar, batteries, generators, and transfer equipment should answer one question quickly: what is carrying the property now, and how long can it continue?

The console can show production, load, battery state, generator or transfer status where available, and the condition of supporting systems such as pumps and network equipment. Because the core runs locally, the interface remains available on site even when the internet is not.

What ownership means

The hardware and accounts are in the client's name. The console runs at the property. The diagrams and configuration are handed over. Optional care can be canceled without disabling the system.

That makes Headland different from a dealer platform in one practical way: the property does not become dependent on one company continuing to answer the phone.

Pricing

Property documentation starts at $750 and is credited toward a build. Owned console builds start at $2,500. Physical installation, custom protocol work, and licensed-trade work are scoped after the walkthrough and quoted before they begin. Optional care starts at $99 a month.
